Closing Cost Calculators

Closing Cost Calculators adds three configurable calculators for a United States real estate closing.

1. Buyer closing costs: origination charges, services the buyer cannot shop for, services the buyer can shop for, and taxes and government fees, grouped the way a Loan Estimate groups them.
2. Cash to close: the down payment and closing costs, less earnest money already paid and any seller or lender credits.
3. Seller closing costs: commission, transfer tax, title, attorney and other fees, and the mortgage payoff, leading to net proceeds.

Each calculator is a configuration entity, so a site builder creates as many as needed and sets every rate, fee and starting value, along with the introduction and a required editable disclaimer. Every configured calculator can have its own page, a derived block, or both.

Calculators are a plugin type. Another module can contribute a calculator by declaring a plugin, without patching this one.

The module needs nothing beyond Drupal core: no Composer package, no external service, no CDN, and no third party JavaScript library. Calculations run on the server, so the forms work with JavaScript disabled. The browser recalculates the same figures for immediate feedback, and a single fixture of test vectors drives both the PHP and the JavaScript implementation, so the two agree to the cent.

How it differs from similar projects

Real Estate Mortgage Calculator (mortgage_calculator), Financial Calculators (financial) and Simple Calculator (simple_calculator) calculate loan payments. Drupal Real Estate (real_estate) manages property listings.

This project covers the closing itself rather than the monthly payment: what a buyer owes at the table, and what a seller keeps after costs and payoff. Mortgage Calculators (mortgage_calculators), by the same maintainer, covers the payment side and is a separate module.

Requirements

Drupal 11.1 or later. No modules outside Drupal core.
